Offer Submissions

Before submitting your highest and best offer, you must perform all of your due diligence beforehand. Acceptance of your offer will be based on a few key items such as closing timeframe, price and convenience. All offers must be in cash, hard money or private money. Closing must take place within 21 days or less of contract acceptance. Note: Prices are NET to the Seller and the Buyer pays all closing costs unless it is specifically stated otherwise. After contract acceptance, EMD must be deposited via wire or check to the Closing Attorney and or Title Company conducting the closing within 24 hours. If EMD is NOT deposited within the 24 hour timeframe, contract expires and reverts back to the seller/assignor.

All properties we offer will be delivered fully insured along with a clear title from the Closing Attorney/Title Company conducting closing. The buyer is fully responsible for ensuring that they verify comparables provided, if any, and perform their own assessments and due diligence prior to committing to purchase the rights to a contract. Any opinions of value is just that, an opinion of value. The seller/assignor makes no guarantees on value.
